The Market Snapshot December 2015:

For the month of December 2015, the Units Sold increased over the preceding month of November 2015 and increased over December 2014 with 183 units. The Average Sold Price for ALL home types reported in the Southern Region for December 2015 was $281,167 which increased over the preceding month of November 2015 and increased over December’s last year (LY) average sold price of $268,978 with a gain of 4.53%. The Average Days on the Market for the month of December 2015 saw a increase over December 2014’s 87 days to December 2015’s reported 101 days, an increase of 16.09% in the Average Days on the Market.  The ratio of Average Sold Price to Average Original List Price had a 1.31% change from December 2014 to December 2015, coming in at 94.3%. The Average Sold Price for Detached Homes sold in Virginia’s Southern Region in December 2015 was $291,596 versus $276,328 from December 2014, marking yet another area that saw a small increase of 2.39% in Detached Average Sold Prices over December 2014; just shy of a $9000 increase over the preceding month of November 2015, which came in at $280,119.

The Southern Region housing market remained steady in December 2015.  Housing starts, permits, existing home sales, and pending sales all slowed down a bit. Nationally home prices continue to rise at a rate of 4.5-5.5%.  Despite rising house prices, affordability remains good with interest rates remaining low, hovering around 4-4.50%.  In Spotsylvania County, VA, Conventional and FHA loan programs take the lead in Buyer financing options.  Home sales continue to outpace last years levels in December 2015.  As we finish out 2015 and the holiday season with milder temperatures in this Southern Region of Virginia, real estate movement remains constant.  Active inventory fell slightly in December 2015 from last year’s levels; with new listings making a small gain.

Active Listing housing inventory in Spotsylvania County, VA decreased over the previous month to 554 for December 2015, 151 of them New Listings.

Buyer closing cost assistance continues to average around 3%-4% of an offer’s sales price in the Southern Region of Virginia.  Buyer demand in the Spotsylvania County continues to exceed last year levels with gains in new contracts and closed sales, although credit remains tight with new lender regulations in place.  In the Southern Region of Virginia, New Listing Activity increased, as Active Listing Activity slowed a bit amid this last quarter of 2015.  Seller’s in Spotsylvania County saw an increase in the number of Days on the Market for their homes that sold in December 2015.

The Market Snapshot November 2015 is as follows:

For the month of November 2015, the Units Sold decreased over the preceding month of October 2015, yet remained flat with November 2014 with 119 units. The Average Sold Price for all home types reported in this Southern Region for November 2015 was $274,288 which increased over the preceding month of October 2015 and increased over November’s last year (LY) average sold price of $268,599 with a gain of 2.12%. The Average Days on the Market for the month of November 2015 saw a decrease over November 2014’s 95 days to November 2015’s reported 87 days, a decrease of -8.42% in Average Days on the Market for November 2015. The ratio of Average Sold Price to Average Original List Price had a .59% change from November 2014 to November 2015, coming in at 93.5%. The Average Sold Price for Detached Homes sold in Virginia’s Southern Region in November 2015 was $282,597 versus $275,992 from November 2014, marking yet another area that saw a small increase of 2.39% in Detached Average Sold Prices over November 2014; roughly a $2400 increase over the preceding month of October 2015, which came in at $280,119.

The Southern Region housing market remained steady in November 2015.  Housing starts, permits, existing home sales, and pending sales all slowed down a bit. Nationally home prices continue to rise at a rate of 4.5-5.5%.  Despite rising house prices, affordability remains good with interest rates remaining low, hovering around 4-4.50%.  In Spotsylvania County, VA, conventional and FHA loan programs take the lead the charge in Buyer financing options; with VA Loans and Cash Buyers coming in third and fourth respectively.  Home sales continue to outpace last years levels in November 2015.  As we approach this holiday season with mild temperatures in the Southern Region, real estate activity remains active.  Active inventory fell slightly in November 2015 from last year’s levels; with new listings making a small gain.

Active Listing housing inventory for Spotsylvania County in the Southern Region of Virginia decreased over the previous month to 613 for November 2015, with 171 of them New Listings.

Buyer closing cost assistance continues to average around 3%-4% of an offer’s sales price in the Southern Region of Virginia.  Buyer demand in the Spotsylvania County continues to exceed last year levels with gains in new contracts and closed sales, although credit remains tight with new lender regulations in place.  In the Southern Region of Virginia, New Listing Activity increased, as Active Listing Activity slowed a bit amid this last quarter of 2015.  Seller’s in Spotsylvania County saw a decrease in the number of Days on the Market for their homes that sold in November 2015.

The Average Sold Price for all home types reported in this Southern Region for October 2015 was $268,185, which increased over the preceding month of September 2015 and increased over October’s last year (LY) average sold price of $263,689 with a gain of 1.71%. The Average Days on the Market for the month of October 2015 saw a decrease over October 2014’s 84 days to October 2015’s reported 74 days, a decrease of -11.90% in Average Days on the Market for October 2015. The ratio of Average Sold Price to Average Original List Price had a -0.36% change from October 2014 to October 2015, coming in at 94%. The Average Sold Price for Detached Homes sold in Virginia’s Southern Region in October 2015 was $280,119 versus $274,211 from October 2014, marking yet another area that saw a small increase of 2.53% in Detached Average Sold Prices over October 2014; roughly a $12,800 increase over the preceding month of September 2015, which came in at $267,292.

The Average Sold Price for all home types reported in this Southern Region for September 2015 was $260,465, which decreased over the preceding month of August 2015 and decreased over September’s last year (LY) average sold price of $278,580 with a drop of -6.5%. The Average Days on the Market for the month of September 2015 saw a slight increase over September 2014’s 66 days to September 2015’s reported 67 days, a increase of 1.52% in Average Days on the Market for September 2015. The ratio of Average Sold Price to Average Original List Price had a -0.12% change from September 2014 to September 2015 at 95.0%. The Average Sold Price for Detached homes sold in Virginia’s Southern Region in September 2015 was $267,292 versus $287,923 from September 2014, marking yet another area that saw another slip of -7.17% in average sold prices over September 2014; yet roughly a $9,000 decrease from the preceding month of August 2015, which came in at $276,550.

Buyer closing cost assistance continues to average around 3-5% of an offer’s sales price in Virginia’s Southern Region.  Buyer demand in the Southern Region continues to exceed last year levels with gains in new contracts and closed sales, although credit remains tight with new lender regulations in place.  In this Southern Region of Virginia, New Listing Activity as well as Active Listing Activity is down in this second half of 2015.  Seller’s saw an ever so slight increase in Days on the Market for their homes that sold in September 2015 in Spotsylvania County, VA.  As we head into the middle of the second half of the 2015 year we can expect to see sales to continue to slow a bit with a softer market on the horizon.

The ratio of Average Sold Price to Average Original List Price had a 1.89% change from August 2014 to August 2015 at 97.2%. The Average Sold Price for Detached homes sold in Virginia’s Southern Region in August 2015 was $276,550 versus $258,343 from August 2014, marking yet another area that saw another increase of 7.05% in average sold prices over August 2014; yet roughly a $5,900 decrease from the preceding month of July 2015, which came in at $282,512.

The Average Days on the Market for the month of July 2015 saw a substantial increase over July 2014’s 49 days to July 2015’s reported 63 days, an increase of 28.57% in Average Days on the Market for July 2015. The ratio of Average Sold Price to Average Original List Price had a 1.28% change from July 2014 to July 2015 at 96.6%. The Average Sold Price for Detached homes sold in Virginia’s Southern Region in July 2015 was $282,512 versus $284,543 from July 2014, marking yet another area that saw another decrease of -0.71% in sold prices over July 2014, and about a $5,700 decrease from the preceding month of June 2015, which came in at $288,252.

The Average Sold Price for all home types reported in this Southern Region for June 2015 was $279,627, which increased over the preceding month of May 2015 and increased nicely over June’s last year (LY) average sold price of $256,145 with a gain of 9.17%. The Average Days on the Market for the month of June 2015 saw a minimal decrease over June 2014’s 67 days to June 2015’s reported 65days, an decrease of -2.99% in Average Days on the Market. The ratio of Average Sold Price to Average Original List Price had a 1.20% change from June 2014 to June 2015 at 96.7%. The Average Sold Price for Detached homes sold in Virginia’s Southern Region in June 2015 was $288,252 versus $269,658 from June 2014, marking yet another area that saw another decent increase of 6.90% in sold prices over June 2014, and about an $8,000 increase from the preceding month of May 2015, which came in at $280,105.

Total inventory is up for the twenty-fourth month in a row and continues to exceed prior years levels. Buyer demand in the Southern Region continues to exceed last year levels with gains in new contracts and closed sales, although credit remains tight.  In this Southern Region of Virginia, new listing activity is up for the 8th consecutive month. Half the homes sold in June 2015 were on the market 34 days or less.  Through the first 6 months of 2015, the housing market is pointing to the right direction nationally and locally.  We can expect sales to remain strong in the second half of this year.

The Average Days on the Market for the month of May 2015 saw a substantial increase over May 2014’s 60 days to May 2015’s reported 85 days, an increase of 41.67% in Average Days on the Market. The ratio of Average Sold Price to Average Original List Price had a -2.35% change from May 2014 to May 2015 at 93.5%. The Average Sold Price for Detached homes sold in Virginia’s Southern Region in May 2015 was $280,105 versus $262,476 from May 2014, marking yet another area that saw another decent increase of 6.72% in sold prices over May 2014, and a slight increase in the preceding month of April 2015, which came in at $262,756.

The housing market picked up steam in May 2015.  Housing starts, permits, existing home sales, and pending sales all did well and continue to rise. Nationally home prices continue to rise at a rate of 4.5-5.5%.  Despite rising house prices, affordability remains good with interest rates remaining low.  Home sales continue to outpace last years levels in May 2015.  New pending sales reached the highest level this month since 2005.  Active inventory remains slightly above last year’s levels.  Median sales price increased 5% from last year, the highest level for any month since 2008!

Active Listing housing inventory for Spotsylvania County in the Southern Region of Virginia increased over the previous month to 741 for May 2015, with 334 of them New Listings.

Buyer closing cost assistance continues to average around 3-5% of an offer’s sales price in the Virginia’s Southern Region. Total inventory is up for the twenty-third month in a row and continues to exceed prior years levels. Buyer demand in the Southern Region continues to exceed last year levels with gains in new contracts and closed sales, although credit is tight.  New Listing activity is up for the 7th consecutive month. Half the homes sold in May 2015 were on the market 34 days or less.  Through the first 5 months of 2015, the housing market is pointing to the right direction nationally and locally.  We can expect sales to remain strong in the second half of this year.
