Historic Myers Hill~Ties to the Civil War

IMG_3093Located in picturesque Spotsylvania County, VA, the Myers Hill land is forever entwined in Fredericksburg, Virginia’s rich Civil War history. The Myers Hill land lies just South of the Chancellorsville Battlefield, located at the Spotsylvania Court House Battlefield, near two other historic tracts, Dickinson and Alrich. Located to the East of the Spotsylvania Court House Battlefield, the Myers Hill tract is 78 acres of core battlefield land. According to Civil War Preservationists, “May 14, 1864: Here began week two of the fighting at Spotsylvania Court House.”

The true owner of the original 400 acres known as Myer’s Hill was German born John Henry Myer. John Myer was one of Fredericksburg’s most prominent and successful citizens in his time. He ran a successful confectionery and bakery near the intersections of Caroline and William Streets in Downtown Fredericksburg in 1863. After the war, he returned to the ravaged city of Fredericksburg to re-establish his business and partnered up with fellow immigrant Frederick Brulle. Together their Germania Flour Mill would endure in to the first quarter of the next century. The remnants of John Myers farmhouse are all that remain of the dramatic story of his family’s hardship during the devastation of the American Civil War.

Today, 73 acres of the Spotsylvania property remain intact, nestled between the subdivisions of Plantation Forest East and Gunnery Hill Estates. The house site is in an excellent state of preservation. Its dry laid stone foundation is impressed on the now wooded summit. The garden still blooms each spring! Also remaining are the ice house home and well. South of the house there can be seen the traces of breastworks and a 6th Corps trenchline running parallel to the period road which led to the house. I have walked this tract myself and witnessed first-hand the historical markers that remain as well as the springtime garden that still blooms year over year with a sea of yellow daffodils.

Sample wines from Virginia wineries at the 26th annual Montpelier Wine Festival on the grounds of James Madison’s Montpelier, located along Route 20, just south of the town of Orange. Spend the day tasting wine and enjoying distinctive arts and crafts, specialty food vendors, live music, kite flying, a contest for the most exceptional hats, and horse drawn wagon rides! The Montpelier Wine Festival is a great place to bring the whole family. Children will enjoy kite making classes, kite flying contests and barrel train rides. 1 free Roast Beef Classic Sandwich on Veterans Day Wednesday, 11/11/2015 during normal business hours. This offer is valid only at most participating Arby’s restaurants in Oklahoma, Arkansas, Kansas, Missouri, Illinois (Greater St. Louis area), Colorado, Idaho and Wyoming.

The Southern Region market snapshot for Spotsylvania County, Virginia for November 2014 is as follows:

For the month of November 2014, the Units Sold rose slightly at 4.39% over 2013’s November units of 119, to 114.  The Average Sold Price for homes reported in this Southern Region for November 2014 was $268,599, which increased slightly over the preceding month of October and  increased 3.36% over November’s LY (last year) of $259,880. The Average Days on the Market for the month of November 2014 saw a substantial increase over November 2013’s 75 days to November 2014’s reported 95 days.  The ratio of Average Sold Price to Average Original List Price dropper almost 2% with November 2014 at 92.9%. The Average Sold Price for Detached homes sold in Virginia’s Southern Region in November 2014 was $275,992 versus $266,710 from November 2013, another area that saw a measurable increase of 3.48% in sold prices over the previous year.

 

Active Listing housing inventory for Spotsylvania County in this Southern Region of Virginia fell again slightly for another consecutive month for November 2014 to 648, 162 of them New Listings.

The Average Days on the Market for the month of June 2014 saw an increase for a sixth month in a row at 9.84% from June 2013’s 61 days to June 2014’s reported 67 days.  The ratio of Average Sold Price to Average Original List Price maintained consistent with month’s past at 95.5%. The Average Sold Price for Detached homes sold in Virginia’s Southern Region in June 2014 was $269,658 versus $272,628 from June 2013, another area that saw a slight decrease of -1.09% in sold prices over last year.

Housing inventory in Spotsylvania County in the Southern Region in Virginia continues to grow at 759 Active Listings for June 2014, with 317 of them being New Listings.

The real estate market statistics for Virginia’s Southern Region for the month of June 2014 confirm that Sellers are still receiving fair market offers on their homes. Seller concessions are still averaging around 3-5% of the sales price. Multiple offers are still lingering around, but are not as prevalent as we have seen in the past.  Buyer activity reemerged in June of 2014 as well.  The Southern Region market is also seeing more New Sellers to continue to put their homes on the market. Inventory is up for the thirteenth month in a row.  This increased inventory will bring more choice for Buyers and will help entice Buyers in the months to come.
