The Myers Hill land lies just South of the Chancellorsville Battlefield, located at the Spotsylvania Court House Battlefield, near two other historic tracts, Dickinson and Alrich. Located to the East of the Spotsylvania Court House Battlefield, the Myers Hill tract is 78 acres of core battlefield land. According to Civil War Preservationists, “May 14, 1864: Here began week two of the fighting at Spotsylvania Court House.”

The true owner of the original 400 acres known as Myer’s Hill was German born John Henry Myer. John Myer was one of Fredericksburg’s most prominent and successful citizens in his time. He ran a successful confectionery and bakery near the intersections of Caroline and William Streets in Downtown Fredericksburg in 1863. After the war, he returned to the ravaged city of Fredericksburg to re-establish his business and partnered up with fellow immigrant Frederick Brulle. Together their Germania Flour Mill would endure in to the first quarter of the next century. The remnants of John Myers farmhouse are all that remain of the dramatic story of his family’s hardship during the devastation of the American Civil War.

Today, 73 acres of the Spotsylvania property remain intact, nestled between the subdivisions of Plantation Forest East and Gunnery Hill Estates. The house site is in an excellent state of preservation. Its dry laid stone foundation is impressed on the now wooded summit. The garden still blooms each spring! Also remaining are the ice house home and well. South of the house there can be seen the traces of breastworks and a 6th Corps trenchline running parallel to the period road which led to the house. The Market Snapshot September 2015 is as follows:

For the month of September 2015, the Units Sold remained flat over the preceding month of August 2015, yet increased substanitaly over September 2014 with a 22.14% increase in units to 171 from 140. The Average Sold Price for all home types reported in this Southern Region for September 2015 was $260,465, which decreased over the preceding month of August 2015 and decreased over September’s last year (LY) average sold price of $278,580 with a drop of -6.5%. The Average Days on the Market for the month of September 2015 saw a slight increase over September 2014’s 66 days to September 2015’s reported 67 days, a increase of 1.52% in Average Days on the Market for September 2015. The ratio of Average Sold Price to Average Original List Price had a -0.12% change from September 2014 to September 2015 at 95.0%. The Average Sold Price for Detached homes sold in Virginia’s Southern Region in September 2015 was $267,292 versus $287,923 from September 2014, marking yet another area that saw another slip of -7.17% in average sold prices over September 2014; yet roughly a $9,000 decrease from the preceding month of August 2015, which came in at $276,550.

The Southern Region housing market pumped the brakes in September 2015.  Housing starts, permits, existing home sales, and pending sales all slowed down a bit. Nationally home prices continue to rise at a rate of 4.5-5.5%.  Despite rising house prices, affordability remains good with interest rates remaining low, hovering around 4-4.50%.  In Spotsylvania County, VA, conventional and FHA loan programs take the lead in Buyer financing. Home sales continue to outpace last years levels in September 2015, yet amid a mild slow down  as the 2015-2016 school year has begun.  Active inventory fell slightly in September 2015 from last year’s levels.

Active Listing housing inventory for Spotsylvania County in the Southern Region of Virginia decreased over the previous month to 744 for September 2015, with 237 of them New Listings.

Buyer closing cost assistance continues to average around 3-5% of an offer’s sales price in Virginia’s Southern Region.  Buyer demand in the Southern Region continues to exceed last year levels with gains in new contracts and closed sales, although credit remains tight with new lender regulations in place.  In this Southern Region of Virginia, New Listing Activity as well as Active Listing Activity is down in this second half of 2015.  Seller’s saw an ever so slight increase in Days on the Market for their homes that sold in September 2015 in Spotsylvania County, VA.  As we head into the middle of the second half of the 2015 year we can expect to see sales to continue to slow a bit with a softer market on the horizon.

For the month of August 2015, the Units Sold decreased over the preceding month of July 2015, yet increased nicely over August 2014 with a 6.88% increase in units to 160 from 171. The Average Sold Price for all home types reported in this Southern Region for August 2015 was $268,869, which decreased over the preceding month of July 2015 yet increased over August’s last year (LY) average sold price of $248,488 with a gain of 8.20%. The Average Days on the Market for the month of August 2015 saw a substantial decrease over August 2014’s 73 days to August 2015’s reported 53 days, a decrease of -27.40% in Average Days on the Market for August 2015. The ratio of Average Sold Price to Average Original List Price had a 1.89% change from August 2014 to August 2015 at 97.2%. The Average Sold Price for Detached homes sold in Virginia’s Southern Region in August 2015 was $276,550 versus $258,343 from August 2014, marking yet another area that saw another increase of 7.05% in average sold prices over August 2014; yet roughly a $5,900 decrease from the preceding month of July 2015, which came in at $282,512.

For the month of July 2015, the Units Sold decreased over the preceding month of June 2015, yet increased nicely over July 2014 with a 18.90% increase in units to 195 from 164. The Average Sold Price for all home types reported in this Southern Region for July 2015 was $272,376, which decreased over the preceding month of June 2015 and decreased yet again over July’s last year (LY) average sold price of $273,378 with a drop of -0.37%. The Average Days on the Market for the month of July 2015 saw a substantial increase over July 2014’s 49 days to July 2015’s reported 63 days, an increase of 28.57% in Average Days on the Market for July 2015. The ratio of Average Sold Price to Average Original List Price had a 1.28% change from July 2014 to July 2015 at 96.6%. The Average Sold Price for Detached homes sold in Virginia’s Southern Region in July 2015 was $282,512 versus $284,543 from July 2014, marking yet another area that saw another decrease of -0.71% in sold prices over July 2014, and about a $5,700 decrease from the preceding month of June 2015, which came in at $288,252.

The Market Snapshot June 2015 is as follows:

For the month of June 2015, the Units Sold increased sizably over the preceding month of May 2015, and increased nicely over June 2014 with a 19.02% increase in units to 219 from 184. The Average Sold Price for all home types reported in this Southern Region for June 2015 was $279,627, which increased over the preceding month of May 2015 and increased nicely over June’s last year (LY) average sold price of $256,145 with a gain of 9.17%. The Average Days on the Market for the month of June 2015 saw a minimal decrease over June 2014’s 67 days to June 2015’s reported 65days, an decrease of -2.99% in Average Days on the Market. The ratio of Average Sold Price to Average Original List Price had a 1.20% change from June 2014 to June 2015 at 96.7%. The Average Sold Price for Detached homes sold in Virginia’s Southern Region in June 2015 was $288,252 versus $269,658 from June 2014, marking yet another area that saw another decent increase of 6.90% in sold prices over June 2014, and about an $8,000 increase from the preceding month of May 2015, which came in at $280,105.

The housing market maintained its steam in June 2015.  Housing starts, permits, existing home sales, and pending sales all continued to do well and continue to rise. Nationally home prices continue to rise at a rate of 4.5-5.5%.  Despite rising house prices, affordability remains good with interest rates remaining low.  Home sales continue to outpace last years levels in June 2015.  Active inventory remains slightly above last year’s levels.  Median sales price increased 5% from last year, the highest level for any month since 2008!

Active Listing housing inventory for Spotsylvania County in the Southern Region of Virginia increased over the previous month to 772 for June 2015, with 314 of them New Listings.

Buyer closing cost assistance continues to average around 3-5% of an offer’s sales price in the Virginia’s Southern Region. Total inventory is up for the twenty-fourth month in a row and continues to exceed prior years levels. Buyer demand in the Southern Region continues to exceed last year levels with gains in new contracts and closed sales, although credit remains tight.  In this Southern Region of Virginia, new listing activity is up for the 8th consecutive month. Half the homes sold in June 2015 were on the market 34 days or less.  Through the first 6 months of 2015, the housing market is pointing to the right direction nationally and locally.  We can expect sales to remain strong in the second half of this year.
